ALL GUESTS MUST ABIDE BY THESE RULES. ONLY THE PERSON MAKING THE RESERVATION WILL BE SENT THE RULES AND GUIDELINES SHEET, THUS IT IS THEIR RESPONSIBILITY TO MAKE SURE EVERYONE IN THEIR PARTY IS ALSO AWARE OF THE RULES.

Rates:
Rates vary depending on the season. Peak season rates are posted on the web site. Please call for low and holiday season rates.
CHECK-IN AND ARRIVALS:
Check-in time for all guests is 3 PM and check out is 11 AM. During low season, check-in/departure times may vary due to availability. Prior approval is required.
DEPARTURE RULES:
To avoid extra cleaning charges applied to your damage deposit, please make sure that Quiet Cove is left in the following condition:
1) dishes washed and put away, 2) beds stripped, 3) all linens placed in front of washer (this does not include bedspreads and blankets), 4) garbage placed in designated trash storage outside, 5) refrigerator wiped out and emptied, 6) furniture arranged as you found it, 7) complete Departure Checklist 8) Quiet Cove is left in a reasonably neat condition and 9) keys returned to the keybox.
RESERVATIONS AND PAYMENTS: WE DO NOT ACCEPT CREDIT CARDS
A deposit amount (50% of the rent) is due within 7 days of making your reservation.
We are holding your reservation in good faith while awaiting your deposit - thus, if we do not receive your deposit by the due date, your reservation will be cancelled. The remaining 50% of your rent plus security deposit is due 15 days BEFORE your arrival date. There are no exceptions to this rule. If your balance is not received by the due date, we cannot guarantee your reservation. If you make your reservation within 15 days of your arrival date, we must receive full payment plus security deposit via cashier's check or money order mailed overnight.
PETS:
Due to allergies and various other reasons, pets are not permitted in Quiet Cove. Sorry - we love pets too! Guests arriving with a pet will be asked to vacate with no refund. VIOLATION OF THIS RULE IS AN AUTOMATIC FORFEITURE OF YOUR DAMAGE DEPOSIT.
SECURITY DEPOSITS:
In addition to rent, your balance will include a security deposit. We require a security deposit of $200. Your security deposit will be refunded to you approximately 15 days after your departure provided there are no problems. It may be used to cover damages to the property, insufficient funds check, lost keys, disobeying pet/smoking rules and any other unusual charges resulting from your stay.
KEYS:
You will be mailed directions to Quiet Cove. Upon receipt of full payment prior to arrival, you will be given the keybox code which will access keys to the house and storage building containing charcoal accessories, deck umbrellas, and portable beach awnings and furnishings. Return all keys to the keybox upon departure. If any key is not returned, we will deduct $25 per key from your damage deposit. We don't want your money; we need our keys!
CANCELLATION POLICY:
Thirty days or more before arrival date - full refund. Less than thirty days before arrival date - full refund only if we are able to re-rent Quiet Cove. Otherwise, deposit will be forfeited.
ACCOMMODATIONS/OCCUPANCY:
Our rental agreement indicates the maximum number of guests allowed. Exceptions may be made only for infants.
RENTAL POLICY:
We are very serious about maintaining a family atmosphere for the quiet enjoyment of our guests and neighbors. We will rent to family groups and responsible adults over the age of 25 only. Any use of the property for purposes other then family vacations and small adult group retreats must be addressed at the time of reservation. We will not rent to prom groups, school graduation groups, fraternities or sororities. We will rent to Church youth groups ONLY with adult supervision. Non-Compliance is grounds for immediate eviction without refund.
FIREWORKS AND OPEN FLAMES:
Fireworks are strictly forbidden. Quiet Cove is a cypress home. Please do not use candles as they can easily be forgotten to become a deadly fire hazard. Please do not burn trash or make open camp fires on the property.
SMOKING:
Quiet Cove is a no smoking rental facility. If you must smoke outdoors, do not dispose of cigarette butts in the yard! Place butts in trash, please. Extra cleaning fees for cigarette litter may cause forfeiture of some of your damage deposit.
AMENITIES:
Quiet Cove is a fully equipped home with all routine appliances, sufficient linens, bath towels, and kitchen ware. Starter supplies of toilet tissue, soap and trash bags are left for your use. Be sure to bring an extra supply for extended stays or purchase them at the local Dollar General or grocery store 5 miles west on Highway 16 in Higden. Maid service is provided only upon departure. There is a stove, refrigerator, charcoal and gas grills, dishwasher,and washer/dryer. Although we made every effort to anticipate most people's needs, WE MAY NOT HAVE ALL THE ITEMS YOU MAY BE ACCUSTOMED TO HAVING AT YOUR OWN HOME. Please bring those unique items which you require for your stay. While the bathroom will be stocked, you will need to bring with you such personal items as bath soap, shampoo, toothpaste or any other personal toiletries. Beach Towels and equipment for swimming and other recreational activities are the responsibility of the guest. PLEASE DO NOT TAKE TOWELS FROM QUIET COVE.
LAKE SAFETY:
All Arkansas boating rules and regulations apply. Note that while the cove is shallow for a great distance providing excellent swimming and fishing opportunities for young children, NEVER LEAVE THEM WITHOUT ADEQUATE SUPERVISION!
BOAT LAUNCH:
The Narrows Camp Ground is only 5 miles west on Hwy 16 and provides the largest boat launch. Quiet Cove is only minutes away from the Narrows launch by boat. To reach the house by boat, go south through the Narrows, then turn right. Go all the way until the lake dead ends at Salt Creek (Quiet Cove). The house is easily located as the 2nd cove with a large easily visible high altitude Martin house on the left shoreline.
BOAT MOORING:
Due to the soft mud lake bottom, most ski and fishing boats can be driven up to the shoreline during your stay. Note: Trim your motor accordingly! However, tie your boat to a well seated stake if stormy weather is anticipated.
ATVs:
4-wheeler trails abound on the mountain, but do not trespass on private property. Exercise all safety precautions when operating ATVs.
TELEPHONE AND TELEVISION:
Movies may be viewed with the VCR/DVD provided. A stereo system with outdoor speakers and Sirius satellite radio hook-up is available. Quiet Cove does not have cable or satellite.
MP3,audio CDs, and video games can be played through the television. Please bring a cell phone for outside communication needs.
REPAIRS:
We make every effort to complete routine maintenance before your arrival. However, service related problems do occur. In the event they do, please notify us immediately and we will take care of the problem as soon as possible.
LIABILITY:
Guest agrees to accept liability for any damages to the property (other than normal wear and tear) by Guest or Guest's family and/or guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit, Guest agrees to reimburse Owner for costs incurred to repair or replace damaged items. Please be forthright in reporting accidental damage. We usually accept renter's replacement of broken items.
SLEEPING CAPACITY/DISTURBANCES:
Guests and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:1) Occupancy exceeding limits set, 2) Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption or alcoholic beverages by or to persons less than 21 years or age, 3) Causing damage to the premises rented or to any of the neighboring properties, and 4) Any others acts which interferes with neighbors' right to quiet enjoyment of their property.
